The latest market data for May 2025 has been published, highlighting year-over-year trends in Palm Beach County’s residential real estate sector. Below are key statistics focusing on single-family homes.
Palm Beach County’s housing market continues to normalize as inventory expands. Active listings increased 25.1% year-over-year, reaching 6,391 homes, while the months’ supply of inventory rose to 5.8″”indicating a shift toward a more balanced market. Despite the increase in available homes, closed sales declined by 7.3% compared to May 2024 (1,334 vs. 1,439), suggesting continued buyer caution. Additionally, properties are taking longer to sell, with the median time to sale rising 2.4% year-over-year to 86 days.
“We’re seeing a shift in Palm Beach County,” says President of the Broward, Palm Beaches & St. Lucie Realtors® Jonathan Lickstein. “With inventory climbing and homes spending more time on the market, buyers are gaining the upper hand””but sellers still hold value.
