Palm Beach County’s housing market demonstrated robust momentum to conclude 2025, with heightened buyer interest persisting through the typically quieter winter season. Closed sales of single-family homes surged 23.0% year-over-year in December, reaching 1,269 units compared to 1,032 in December 2024. This strong performance was further supported by a 13.4% increase in new pending sales, which rose to 1,007, indicating sustained demand and positive momentum carrying into 2026.

Inventory conditions tightened, maintaining a competitive environment particularly advantageous for well-priced and strategically positioned properties. Active listings decreased 4.7% year-over-year to 5,370, resulting in a 4.6-month supply of inventory—still below the threshold generally considered balanced (typically 5–6 months), which continues to favor sellers in many segments.

Pricing remained resilient amid selective buyer activity, bolstered by strength in the higher-end market. The median sale price rose modestly by 1.6% year-over-year to $632,500, while the average sale price increased significantly by 26.9% to $1,353,599, reflecting the influence of luxury transactions on overall market value.
