December 2025 highlights include:

  • Closed sales jumped 23.0% year-over-year to 1,269 single-family homes, compared to 1,032 in December 2024—reflecting heightened transaction volume amid sustained demand.
  • New pending sales climbed 13.4% to 1,007, providing clear evidence of continued buyer interest and a promising start to 2026.

Supply constraints persisted, sustaining a competitive edge for sellers—especially for properties that are accurately priced and thoughtfully marketed. Active inventory decreased 4.7% year-over-year to 5,370 listings, equating to a 4.6-month supply that remains firmly in seller-favorable territory, below the neutral benchmark.

Pricing trends stayed solid, with the luxury and upper-tier segments contributing significantly to overall gains:

  • The median sale price rose 1.6% to $632,500, illustrating steady appreciation at the core market level.
  • The average sale price advanced sharply by 26.9% to $1,353,599, highlighting the strength of higher-end closings.
