Palm Beach County’s single-family housing market gained solid momentum in March 2026. Closed sales increased 14.3% year-over-year, reaching 1,434 transactions. This uptick signals growing buyer confidence as the spring market heats up.
Rising Home Prices Led by Luxury Segment
Home prices continued their upward trend, driven largely by activity at the higher end of the market:
- Median sale price: $645,000 (↑ 3.2% year-over-year)
- Average sale price: $1,323,354 (↑ 26.2% year-over-year)
- Total dollar volume: $1.9 billion (↑ 44.2% year-over-year)
The significant jump in average price and total volume highlights robust demand for luxury homes in Palm Beach County.
Market Pace Remains Steady
Despite shifting inventory levels, the market is moving at a consistent pace:
- Median time to contract: 42 days (↓ 2.3% year-over-year)
- Median time to sale: 83 days (unchanged)

Tightening Inventory Supports Buyer Competition
Buyer demand remains solid heading into spring:
- New pending sales: 1,605 (↑ 9.6% year-over-year)
- New listings: 1,757 (↓ 14.2% year-over-year)
- Active inventory: 5,574 listings (↓ 14.1% year-over-year)
- Months’ supply: 4.7 (down from 5.8 last year)
The reduction in available homes is creating a more competitive environment, especially in desirable neighborhoods and price ranges.
