Home prices continued their upward trend, driven largely by activity at the higher end of the market:

  • Median sale price: $645,000 (↑ 3.2% year-over-year)
  • Average sale price: $1,323,354 (↑ 26.2% year-over-year)
  • Total dollar volume: $1.9 billion (↑ 44.2% year-over-year)

Despite shifting inventory levels, the market is moving at a consistent pace:

  • Active inventory: 5,574 listings (↓ 14.1% year-over-year)
  • Months’ supply: 4.7 (down from 5.8 last year)

The reduction in available homes is creating a more competitive environment, especially in desirable neighborhoods and price ranges.
