Palm Beach County Home Sales Jump for 11th Consecutive Month
Palm Beach County total home sales rose year-over-year for the 11th consecutive month in July 2026, according to statistics from MIAMI REALTORS® + RWorld, the MIAMI MLS, and BeachesMLS. Overall transactions increased 15% to 2,250, marking continued strength in both single-family and condominium markets.
Key July 2026 Results
Single-family home sales rose 12.74%, while condominium sales climbed 18.55%. In addition, homes priced $1 million and above jumped 36.5%. Condo sales in the $400,000–$500,000 range also rose 8.3%.

Sales Volume Growth
Closed sales rose from 1,956 in July 2025 to 2,250 in July 2026. Meanwhile, transactions of $1 million and above increased from 326 to 445 (+36.5%).
These figures exclude most new construction, pre-construction, and condo conversion sales, which are largely unreported in the MLS. However, MIAMI REALTORS® has published two New Construction Global Sales Reports documenting strong international demand. As a result, buyers from 73 countries participated, and international purchasers accounted for 49% of new construction sales over an 18-month period ending July 2025.
Single-Family and Condo Performance
Single-family home sales increased 12.74% (from 1,185 to 1,336). In comparison, existing condo sales rose 18.55% (from 771 to 914).
Lending constraints continue to limit further condo market strength. Of the 2,397 condominium buildings across Miami-Dade, Broward, and Palm Beach counties, only 21 (0.9%) currently qualify for FHA loans. Furthermore, Fannie Mae and Freddie Mac will eliminate the limited review option for many condo loans beginning August 3, 2026. The updated guidelines are expected to create a more transparent and financially secure lending environment.
Price Appreciation
Condo median sale prices have climbed 247% since 2011 (from $90,000 to $312,500). In addition, prices rose 3.99% year-over-year in July 2026.
Single-family median sale prices increased 7.64% year-over-year to $660,090. Overall, prices in this segment have risen 193.4% since 2011.
Inventory and Market Conditions
Active listings fell 21.1% year-over-year to 10,443 at the end of July 2026. As a result, single-family inventory dropped 23.32% to 4,590 listings, while condo inventory decreased 19.26% to 5,853 listings.
Months of supply now stand at:
- 3.7 months for single-family homes (seller’s market)
- 6.7 months for existing condominiums (balanced market)
By comparison, national housing inventory totaled 1.54 million units with a 4.6-month supply.
Economic Impact
Home sales generated an estimated $290 million in local economic impact in July 2026, based on the National Association of Realtors’ $129,000 figure per typical Florida home sale.
In addition, dollar volume rose 41.56% year-over-year to $2.2 billion. Single-family volume reached $1.7 billion (+43.19%), and condo volume hit $481 million (+35.67%). Meanwhile, distressed sales remained at historic lows (0.3% of closed transactions).
Cash Sales and Days on Market
Cash purchases accounted for 47.7% of closed sales — well above the national average of roughly 26%. Consequently, cash buyers represented 57.2% of condo sales and 41.2% of single-family sales.
Single-family homes reached contract in a median of 41 days and closed in 82 days, selling for a median 95% of original list price. In contrast, condos took a median of 69 days to contract and 112 days to close, selling for 92% of original list price.
Broader Context
Statewide, Florida single-family closed sales rose 5.1% and condo-townhouse sales increased 11%. Nationally, existing-home sales rose 0.7% to a seasonally adjusted annual rate of 4.06 million, with the median price up 2% to $434,100 — the 37th consecutive month of year-over-year gains.
The 30-year fixed mortgage rate averaged 6.54% in July 2026 (Freddie Mac). Despite elevated rates, South Florida remains relatively affordable on a global scale: $1 million buys 58 square meters of prime property in Miami — nearly four times more than Monaco and roughly double New York or London (Knight Frank Wealth Report 2026).
